TTHE FIRST STEP IN BUYING A HOME IS THE “REAL ESTATE” or “SALES CONTRACT”. THE BUYER MAKES A SALES OFFER AND PRESENTS IT TO THE SELLER. SOME CHANGES MAY OCCUR TO SUCH ITEMS IN THE CONTRACT AS TO SALES PRICE, ETC. BEFORE BOTH PARTIES AGREE TO THE TERMS OF THE SALES CONTRACT.


ONCE THE CONTRACT IS FULLY EXECUTED, IT SHOULD BE PROVIDED TO THE TITLE COMPANY BY EITHER PARTY OR THEIR REALTORS.

THE TITLE AGENCY WILL PERFORM A TITLE SEARCH ON THE PROPERTY.


A TITLE SEARCH ENSURES THAT THE SELLER HAS THE RIGHT TO SELL THE PROPERTY AND WOULD ALSO REVEAL ANY EMCUMBRANCES, SUCH AS LIENS, ON THE PROPERTY.

THE TITLE AGENCY COORDINATES AND FACILITATES THE CLOSING WITH ALL PARTIES INCLUDING THE BUYERS, SELLERS, REALTORS AND LENDERS.


THE BUYER RECEIVES AN OWNER’S POLICY OF TITLE INSURANCE ISSUED BY A TITLE COMPANY WHICH PROTECTS THE BUYER’S INTEREST IN THE PROPERTY.
